Exhibition will help shape proposals

Developers for the proposed urban extension at Melton Road, Edwalton will use public comments received to help shape their planning application.  They have called for all comments to be received prior to 20 March 2008 following the public consultation.

More than 900 people attended the public exhibition to see the concept plans for the development and speak with members of the development team.

The plans for the site will include 1200 new homes (including 30 per cent affordable for rent and shared ownership), a new primary school, enhanced secondary school facilities, and a dedicated bus route into the city. A new high street with a range of uses including retail and community facilities, a hotel and provision for employment options are also proposed.

Barry Herrod, regional planning manager for Bovis Homes said: “We’re very happy with the turn out for the exhibition and are grateful for all the comments we have received.  It’s an important part of our planning process and we will consider all the feedback before finalising our plans.

A joint development by Bovis Homes and David Wilson Homes, the outline application will need to meet strict requirements including guidelines stipulated by the Highways Agency.

Steve Johnstone, traffic and transport consultant for the development team said: “If the Highways Agency is not satisfied that we can mitigate any traffic impacts resulting from a development, they will not grant us planning consent.  The Highways Agency, who is responsible for the A52, require improvements to the Wheatcroft Roundabout that will accommodate all traffic - both existing and projected up to 2018.  All other junctions on the A52 and the surrounding local roads are required to perform no worse following development than before. Improvements will thus be provided as necessary to ensure that this is the case.

“A dedicated free bus service will be provided along Musters Road into the city for local residents. Free use of this service will be offered to all residents in the new development for life, with no limit on the number of free “passes” available to each household. On the re-sale of properties, the right to free travel will pass to the new property owner.  This services is paid for by the developers.”

As feedback is received, Bovis Homes and David Wilson Homes will consider the comments prior to the submission of a planning application.  The local community can continue to comment on the proposals until the 20 March 2008.
